Landlords, if you’re looking for hints and tips on how to keep your properties tenanted then you’ve come to the right place. Let’s get to it:
#1 Identify letting agents that have a track record of letting quickly
We know how important it is for our landlords to steer clear of void periods so we waste no time in connecting them with quality tenants.
We’ve bagged the #1 spot on Zoopla for the speed of our lets. Their stats show we let properties in a week on average.
In January alone we’ve had 700+ phone and email leads for our available properties and we've let 12 properties during this time. It’s our job to filter through the enquiries and we only put the highest quality leads to the landlord to consider.
Top tip: check out the number of properties an agent has available to let on their website to see how effective they are at getting properties let. We don’t have anything to hide.
#2 Market your rental properties online
More people are at home than ever before and face to face viewings are limited. Now’s the time to work with a letting agent who can showcase your property through a virtual video tour and spread the word to potential tenants across social media. We have a presence on 5 social media platforms for maximum exposure and pride ourselves on our digital innovation.
#3 Develop a lockdown-friendly lettings process
When the nation was first told to stay at home back in March 2020, we knew we had to react quickly, so we introduced a completely contactless lettings process which continues to work efficiently and safely in lockdown 3.
This includes virtual tours, an external lockbox for key transfers, online applications and more.
Having our own dedicated maintenance team in-house has been beneficial over this time. They’ve been on-hand for essential callouts throughout the pandemic with safety measures in place, continuing to provide a safe 5-star service to tenants and landlords alike.
#4 Go with an agent who specialises in lettings
One thing’s for sure, the property market is booming. Estate agents with a lettings arm certainly have their hands full focusing on the sales side of business at the moment. Our advice is to go with a lettings specialist who can give your rental properties a higher amount of attention than those busy with sales.
We’re so proud of all the hard work our team continually puts in throughout the lockdowns. Whatever your needs, you can rely on our professional team who will always endeavour to provide the best service.
