If you asked any agent, landlord or tenant what their biggest headache is when it comes to their property, we can almost guarantee they would say...
🛠️ Property Maintenance 🛠️
Things can go wrong throughout your tenancies but to help prepare you for this, we recommend that you budget 10% of the rental income to cover maintenance costs.
If you're not interested in carrying out the work yourself, you need to find someone to do it for you.
So, what are your choices?
You could grab a handyman from Facebook, or scour the yellow pages (digitally, of course, it is 2023 after all) to find someone to do work on your rental property and they'll probably charge you around £20 per hour without any VAT to pay.
OR
If you are an Ultralets client, you can pay £30 per hour inc VAT for one of our works team to attend.
Before you say anything, we know what you're thinking, "Hang on a minute, that's more money so why is it a benefit and why do 90% of your clients opt for it?"
We hear you - so here's the added value:
→ All of our team are DBS checked
→ If our team are on holiday or unable to work, we have cover for them
→ We are available evenings and weekends for emergency call outs
→ We are presentable and prompt when attending your tenant's home
→ You have full recourse if a job needs to be re-attended and we guarantee all work for 6 months
→ You'll be invoiced at the month's end, and the funds can be deducted from your rental account
→ We are here EXCLUSIVELY for our full management clients. You are our priority and we scale our team to suit our quantities of managed properties
→ We have our support team based in the office all the time, headed up by
Jack Shelley to talk you through any quote, invoice or issue.
↓ Your tenants give us reviews like this and probably stay longer.
"After the past 2 years being with a very unhelpful landlord - we asked for work to be done and Callum attended exactly when we were told he would and he was excellent, definitely went above and beyond for us! Amazing service, very happy tenants :-) thank you Ultralets and especially Callum!" - Hannah R
