Property Maintenance Tips

If you are a landlord, you are probably aware that tenants are a capricious bunch. They do have that right, though, so you have no other choice but to see to their needs. Even if you don’t have tenants on your property, a properly maintained house or flat will attract buyers or renters, so don’t hesitate to keep it so. Maintaining might seem like a tedious task, but it is a job like any other – just one of the responsibilities as a landlord.

Here are some small tips that will help you keep your tenants satisfied, or which can draw some tenants to your empty lot.

  • Keep everything clean. If there are no tenants yet, it is your responsibility to keep the house clean. If you are not to be bothered with to do it yourself, get a cleaning agency. There are plenty cleaning companies that will send professional help to keep your property spotless at reasonable prices. Kitchen cleaning, upholstery cleaning – no problem, just make sure that place is spotless for when the clients come looking.
  • Keep everything working. Even if there are tenants, you should make sure that everything in the property works properly. Be ready with a list of plausible repairmen or companies that will be of use to you or your tenants in case something breaks down. And don’t hesitate to send the bill to the tenants if the breakdown is their fault – even if you are keeping everything working, you should not always be the one paying for the damages.
  •  Think long-term. If there is a reoccurring dirt spot on the property, or the same thing breaks down all the time, don’t fix it for the time being. Any tenant will be grateful if you look for solutions to their problems and not current patch-ups.
  • Work with your tenants. If a job needs to be done for the property, let the tenants know. If they want something done, have an open door policy and ask them to tell you about any change they feel that is needed. You can even share with them some phone numbers for cleaning agencies you approve on, or repair services that actually do the job right to save yourself the need to call.
  • Do inspections. It might seem strange, but some tenants are too polite or shy to ask if they are in need of cleaning services or that something broke down and they need it fixed, especially if it is a small thing, like a plank in the floor. You should do inspections every now and then to check the state of your property – for instance, you can do so when coming over to collect rent.

Follow these tips to be a proper landlord and keep your property clean and working. This will not only attract tenants if you don’t have any, but will keep them around if they feel that you are doing a wonderful job. Don’t neglect your property and you will keep all your customers happy.
