Rental Reforms Update: One step closer to reform?

09 May 2023

Nearly 12 months after the white paper 'A Fairer Private Rented Sector' was released, the government is now on the cusp of publishing the 'Renters Reform Bill'.

This bill, now reportedly to release next week, promises the biggest shakeup to the private rental sector in over 30 years. The white paper outlined support for tenants living in substandard conditions and vulnerable tenants facing eviction, it also outlines some key reforms to bolster the rights of the landlord.

As members of the NRLA we, along with all other members, have a represented voice within the industry with access to government discussions and representatives within Parliament. This allows members to have a say in the campaigns for reform in the private rented sector, thereby encouraging additional investment, and continuing to develop the provision of good quality homes for renters.

These are just some of the changes expected from all stakeholders in the private rented sector:
  • Commitment to reducing the negativity surrounding landlords and backing the majority of those who are providing good quality homes to rent
  • Create a new Private Renters’ Ombudsman to settle disputes informally
  • Come up with firm principles as to how councils and the police can support landlords and letting agents in tackling anti-social tenants quickly and effectively – something there has already been movement on
  • Reform the courts BEFORE Section 21 powers are removed to tackle lengthy waits for possession cases to the processed
  • Abolish local licensing once the new property portal is introduced
