We ask that all prospective tenants in receipt of housing benefit provide a home owner guarantor. We are frequently asked why? and does it have to be a home owner, can\'t it just be someone that works?
Q: Why?
A: Ultra Lets try to keep the move in costs down for you, the tenant. If we were to ask for an administration fee, first months rent in advance and a deposit you would need £1000+ to move in. Providing a guarantor means you don\'t pay a bond! The guarantor gives us another point of contact throughout your tenancy.
Q: Why does it have to be a homeowner? Can\'t they be a working guarantor?
A: Unfortunately not. The guarantor must be a home owner because if the tenant doesnt pay the rent or leaves the property damaged we go to the guarantor to settle the account. If the guarantor then refuses the contract they signed means that the landlord can put a charge on the guarantor\'s property which we be paid plus interest when the home is sold.
