Viewing the next potential property in your portfolio is an exciting time, whether it's your first, second or tenth property, there will always be a buzz when it comes to growing your portfolio.
 
But...
 
Have you ever stopped to think about what you should be looking for while you are on a viewing? Seasoned investors may be familiar with the red flags to keep an eye out for, but for anyone just starting this journey, please allow us to help highlight some things you should be keeping an eye out for. Now, you would be forgiven if you just looked around a property, had a quick cosmetic inspection and thought "this is nice, let's go for it" or "I'll give it a bit of TLC and it'll be fine".
 
What you need to be doing is bringing your metaphorical deerstalker hat and a magnifying glass so you can identify some elementary warning signs, so you can (sher)lock in the deal with confidence 🕵️
 
Start with the exterior - an often overlooked part of the property:
  • Look for signs of subsistence, cracking in the brickwork or around window frames
  • Is the guttering in good repair with no obvious signs of possible water ingress locations?
  • Double glazing or single glazing windows?
  • Has an extension been built? Find out the insulation and brickwork details
  • Does the roof look good with no obvious broken/missing tiles?
 
Now inside the property:
  • Channel your inner child, jump around in the rooms to check the floorboards, and just remember to listen out for any creaks and squeaks
  • Locate the stop-cock, you'd be surprised how many people have no idea where this is in their properties
  • Get your head up in the loft if you can, how does the insulation look, are there any signs of leaks?
  • Are there any noticeable signs of dampness or serious condensation around the property?
  • How do the electrical installations look, are there enough sockets throughout?
  • Is there a regulated fuse board?
  • How old is the boiler, has it been tested recently?
  • Is there adequate smoke & carbon monoxide alarm coverage?
  • Is there a gas fire? Consider capping it off or replacing it with an electric heater
 
These are all things that we will be looking for when we inspect the property during our valuation however, when you are at the property yourself, doing your own due diligence is a must.
