We're calling for restrictions on Admin Fees.

There\'s a lot of controversy surrounding fees and charges issued by agents to tenants. We believe we operate a very fair policy and offer a solution to the industry problem.

What is an admin fee?

The admin fee is charged to the tenant when they apply for a property with an agent. The fee is designed to cover the cost of:

  • Referencing the tenants
  • Preparing the contracts
  • Negioting terms of the lease
  • Referncing guarantors and carrying out land registry checks
  • Credit checks

What do Ultra Lets charge?

We charge £166.67 + VAT per application. No extra charges for guarantor referencing.

If a tenant applies for a property with us and the application is declined (for any reason) the fee is refunded in full. 

What is the solution for the industry?

There\'s no place for politics in this one. The markets will always decide what people should and shouldnt charge for their services.

We strongly believe that if a tenant has told the truth on their application form and they are not accepted the agent should be forced to refund the whole fee. Why? If agents are allowed to keep any portion of an application fee it leaves tenants open to expoiltation. How? An unscroupulous agent could deliberately under value a property in a bid to attract several interested parties. Once they have all applied they can all be referenced and only one (if any at all) will be accepted for the property. Tenant\'s should always get something for their money.
