Two sides of the "Coming Soon" coin
- If we've worked together before, we likely have great marketing materials ready to go. A quick refresh of photos and videos might be all we need to get your property back in the spotlight.
- If this is a new property, things can get a bit tricky. Tenants still living in the property, personal belongings scattered about, maybe a bit of wear and tear... not exactly the ideal first impression for potential renters, is it?
In the first instance, we'd have no issue bringing your property to market right away. We're confident that, with our existing marketing and regular inspections, the listing still holds up. Unfortunately, in the second, by strongly pushing for 'early interest' you risk putting off potential viable candidates by inviting viewings, without a clear picture of the condition of the property.
The "Just Added" dilemma
Picture this: you list your property as "coming soon" with just a front exterior shot. It gets that nice "Just Added" badge on Zoopla and Rightmove, but what happens when eager renters click through and find minimal photos and no interior views? They might move on and forget to come back, especially with so many other new listings competing for their attention. After a few days to a week, the property is no longer 'Just Added', and the chances are we're no further along to securing an interested candidate.
First impressions matter
Think of your property listing like a book. A captivating cover draws readers in, but if there's nothing compelling inside, they'll quickly lose interest. The same goes for rental listings. High-quality photos and videos showcasing the property's best features are essential for capturing and holding a renter's attention.
